PROCESS

Once you’ve selected the house plan and elevation that fits your family and your budget, our team works with you and our in-house specialists to help you choose the house. We include the price of the home, land preparation allowances, and any optional features beyond what we have in our basic Specification sheet in the agreement. We also include any fees required by your lender.
Designers will contact waiting customers to schedule a Selections Meeting when customers will make interior and exterior selections. These meetings generally last 3-6 hours. Customers arrive at our store to make selections in our Selections Room with our designer to ensure everyone is on the same page. Our design specialist records the customer’s preferences for our team to provide to the appropriate suppliers and subcontractors so everyone agrees.
We will organize a pre-construction meeting with you after your selection meeting. This meeting usually lasts one to two hours. The Superintendent and Production Coordinator will review your final plans and color selections and nail down any specific instructions about your unique home. They will answer any questions or concerns and provide information on communication processes.
Once the Builder’s Meeting is over, we enter the plans and permitting phase of the Building Process. They will draw the customer’s goals to scale and approve them by an engineer, after which they will use strategies to obtain all the necessary permits. Because we’re at the mercy of inspectors and government officials who handle these matters for the entire County, securing building permits can take some time. We usually start construction once the licenses are issued, so our team will be ready when they arrive.
During established hours, your construction superintendent and production coordinator are your main contact points. If you have any questions or issues, they are available to respond. We all want to make this process as easy and hassle-free for you as possible.
Once the construction phase begins to wrap up, the superintendent will schedule a walk-through with you. This walk-through aims to produce a final punch list documenting any items or tasks that must be completed, repaired or customized for the house to be move-in ready. You and the superintendent will sign this list, which will then submit to the production coordinator for recording and follow-up.

Will you make changes to your plans?
Yes. We have a draftsman on staff that can modify any plan to fit your needs.

Absolutely! In most cases, we can have a price for your plan within 5 business days.
How long does it take you to build a home?
We take build out times very seriously. Typically, we complete construction between 4 and 6 months.
Will you allow me to do some of the work myself?

What kind of warranty do you have?
We offer a 1 year warranty on workmanship and a 2 year warranty on systems.
Can changes be made after construction as begun?
Yes. This is very common. Details of a change and the stage of construction determine what can be done.
How do we make my selection for paint colors, flooring, cabinets, etc?
For your convenience, we have a beautiful showroom with samples and materials to make all of these decisions in our office.
Will someone help us with decisions?
Yes! You will spend selections day with our designer walking through and selecting all of these details.
What is included in your price?
Our price delivers a move-in ready home. Land or site preparation expenses will be added after a site evaluation and can be made a part of your final contract price.
Can I count my land equity toward my down payment?
Yes! In fact, many property owners have enough land equity that they don’t need any additional funds for a mortgage down payment.
Do I need to own my property before building?
No! In most cases, we can add the cost of property into the sales agreement.
Do you have a draftsman that can draw custom plans?
Yes! To price a custom plan, we will need a floor plan and elevation to scale. We require a down payment for this service, which is applied to your sales price when you build with us.
Do you receive a down payment when we sign a contract?
Yes. We ask for a down payment to get started on permitting, engineered plans and paperwork before we break ground.
Can you give us a price on a house by looking at a picture?
No. We must have a detailed plan that is properly scaled to give an accurate price. However, we can give you a general idea of expenses from a picture in many cases.
What happens in the case of storm damage or vandalism happens during construction?
We provide an insurance policy on all homes while they are under construction.
Can you help me find financing?
Yes! We have several financial institutions that take great care of us and our homeowners. We are also knowledgeable on the requirements and options available to you.
Who will oversee the construction of our new home?
You will have a superintendent assigned to your job that will manage the daily operations and communications.
